Job summary

TeraWulf seeks a commercially driven Director, Data Center Leasing & Customer Origination to lead sourcing, pursuit and closing of hyperscale, cloud and enterprise data center leases. Qualifications

• 5–10+ years in data center leasing, customer origination, business development or related commercial roles.
• Experience negotiating and executing complex lease transactions.
• Experience with leading data center developers/operators or hyperscale customers.
• Strong understanding of data center commercial structures and power considerations.
• Proven track record closing multi‑stakeholder transactions.
• Strong negotiation, communication and presentation skills.
• Ability to manage multiple leasing pursuits in a fast-paced environment.

Responsibilities

• Lead origination, pursuit and execution of hyperscale, cloud, AI and enterprise data center leasing opportunities.
• Develop and maintain relationships with hyperscale, cloud, AI and large enterprise customers and intermediaries.
• Identify new commercial opportunities and maintain an active pipeline.
• Represent the company at industry conferences, meetings and BD activities.
• Coordinate internal stakeholders to ensure successful transaction execution.
