Job summary

TeraWulf is seeking a commercially driven Director of Data Center Leasing & Customer Origination to lead sourcing, pursuit, negotiation, and execution of hyperscale and enterprise data center leasing opportunities across the company's portfolio.

The role serves as the primary commercial interface for prospective customers, developing strategic relationships and driving leasing agreements from engagement through execution.

Qualifications

• 5-10+ years of experience in data center leasing or related commercial roles.
• Demonstrated experience negotiating, structuring, and executing commercial lease transactions in data centers or digital infrastructure.
• Experience with hyperscale, cloud, AI, or enterprise customers and large-scale leasing transactions.
• Strong understanding of data center commercial structures, power considerations, timelines, and customer requirements.

Responsibilities

• Lead origination, pursuit, and execution of hyperscale, cloud, AI, and enterprise data center leasing opportunities across the portfolio.
• Develop and maintain relationships with hyperscale, cloud, AI, and large enterprise customers, and with industry intermediaries, brokers, and advisors.
• Identify and cultivate new commercial opportunities while maintaining an active pipeline of prospective customers and transactions.
• Represent the company at industry conferences, customer meetings, and business development activities.
• Serve as the primary commercial interface for prospective customers throughout the leasing process, from initial engagement through execution.
• Lead negotiations of lease economics, power pricing, delivery milestones, expansion rights, and security provisions.
• Coordinate internal and external stakeholders to ensure successful execution of transactions.
• Drive complex, multi-stakeholder opportunities from initial engagement through signed agreements.
• Partner with development, power, legal, finance, engineering, and operations teams to structure customer solutions and advance transactions to close.
