Job summary

TeraWulf is seeking a commercially driven Director, Data Center Leasing & Customer Origination to lead the sourcing, pursuit, negotiation, and execution of hyperscale, cloud, AI, and enterprise data center leasing opportunities across the Company's growing portfolio.

As the primary commercial interface for prospective customers, the role develops strategic relationships, originates leasing opportunities, manages complex transactions, and drives agreements from engagement to execution.

Qualifications

• The role requires 5-10+ years of experience in data center leasing, customer origination, business development, commercial real estate, or related commercial roles.

Responsibilities

• Lead origination, pursuit, and execution of hyperscale, cloud, AI, and enterprise data center leasing opportunities across the portfolio.
• Develop and maintain relationships with hyperscale, cloud, AI, and large enterprise customers, intermediaries, consultants, brokers, and advisors.
• Identify and cultivate new commercial opportunities while maintaining an active pipeline of prospective customers and transactions.
• Represent TeraWulf at industry conferences, customer meetings, networking events, and business development activities.
• Lead negotiations of lease terms, including economics, power pricing, milestones, expansion rights, and security packages.
• Coordinate internal and external stakeholders to ensure successful execution of transactions.
• Partner with development, power, legal, finance, engineering, and operations teams to structure customer solutions and advance deals to close.
• Support customer presentations, site tours, due diligence, and commercial strategy for major leasing pursuits.
