Job summary

Ciel Senior Living in Denver, CO seeks an experienced Maintenance Director to lead our facilities management team. This role oversees maintenance, repairs, and upkeep to ensure a safe, well-maintained environment for residents and staff.

You will supervise staff, coordinate with other departments, and drive safety and compliance across all sites while managing budgets and vendor relationships. This position requires on-call availability and a commitment to high operational standards.

Qualifications

• High school diploma or GED.
• Five years of maintenance experience.
• Two years of supervisory experience.
• Knowledge of senior housing and state regulations.
• Valid driver's license with no major violations in the past three years.

Responsibilities

• Hires, evaluates, coordinates, motivates, monitors performance, schedules, and supervises department staff.
• Coordinates maintenance and housekeeping services with other departments.
• Assures that the building and grounds are always clean.
• Flexibility to remain on-call 24 hours per day, including evenings and weekends for emergencies.
• Works within local and state codes.
• Participates in property surveys and maintains communications with inspectors.
• Conducts daily inspections and promptly corrects issues to keep property tour-ready.
• Supervises safety and fire protection programs and safety drills.
• Ensures proper labeling and storage of hazardous chemicals and maintains SDS.
• Assists in establishing preventive maintenance programs and keeps maintenance records.
• Maintains units’ HVAC, elevator, fire equipment, sprinklers, generators, landscape, and kitchen equipment; tests emergency systems.
• Coordinates with outside contractors, secures bids, and schedules work on special projects.
• Prepares annual budget requests and monitors monthly purchases and staffing.
