Job description

Property Maintenance & Handyman Duties

In this role, you will be responsible for handling minor handyman issues across our portfolio of rental properties, reducing our reliance on external vendors. Your day-to-day maintenance tasks will include changing garbage disposals, switching out ceiling fans, performing touch-up painting, and addressing other light repair needs. You will ensure that all properties are well-maintained and ready for new tenants, providing a high-quality living environment.

Leasing & Tenant Onboarding

Beyond maintenance, you will handle 100% of inbound prospective tenant inquiries for all rental properties promptly and professionally. You will conduct pre-verification calls, schedule property tours, and host engaging showings for prospective tenants. Furthermore, you will guide applicants through the application submission process, ensuring all necessary documentation is collected.

It is important to note that our property managers will handle the final approval of applications and lease drafting. Once an application is approved, you will assist in getting the new tenants lined up and ready for move-in at their new property.

Property Inspections

Maintaining the quality of our properties is a vital part of this position. You will conduct thorough move-out and move-in inspections during tenant turnovers to ensure properties meet our high standards. Additionally, you will perform detailed renewal inspections at 60 days prior to lease expirations. All inspections must be documented with comprehensive reports and high-quality photos, which you will upload directly to Appfolio.

General Support

To ensure smooth operations, you will maintain accurate and up-to-date records of all prospect interactions and inspection reports in our CRM and property management software. You will collaborate closely with property managers and the transaction coordination team to ensure a seamless leasing and maintenance experience for all parties involved.
