Live Bryten in Gilbert, AZ is seeking a skilled Portfolio Maintenance Technician to keep our living environment safe, comfortable, and well cared for. You will handle service requests, diagnose systems, and perform preventive maintenance to ensure high resident satisfaction.

This on-site role requires experience in plumbing, electrical, HVAC, and general maintenance, with HVAC certification preferred and a valid driver’s license. Join a team that values quality workmanship and safety.

Responsibilities

• Complete service requests and maintenance work orders promptly and professionally.
• Diagnose and repair plumbing, electrical, HVAC, appliances, carpentry, drywall, and painting issues.
• Perform preventative maintenance on community equipment and common areas.
• Prepare vacant apartments for new residents via make-ready and turn processes.
• Inspect buildings, grounds, amenities, and equipment for safety and needs.
• Assist with on-call emergency maintenance and after-hours responses.
• Maintain curb appeal and inventory of supplies.
• Keep accurate records of work orders, inspections, and maintenance activities.
• Communicate clearly with residents, vendors, and team members.

Salary Range: $25.00 - $25.00 Hourly

We are seeking a skilled, dependable, and service-oriented Portfolio Maintenance Technician to join our team and play a key role in maintaining a safe, comfortable, and well-cared-for living environment for our residents.

What You'll Be Doing

• Completing service requests and maintenance work orders in a timely, professional, and courteous manner
• Diagnosing and repairing issues related to plumbing, electrical, HVAC, appliances, carpentry, drywall, painting, and other building systems
• Performing preventative maintenance on community equipment, buildings, and common areas
• Preparing vacant apartment homes for new residents by completing make-ready and turn processes
• Conducting routine inspections of buildings, grounds, amenities, and equipment to identify maintenance needs and safety concerns
• Assisting with emergency maintenance situations and participating in an on-call rotation as required
• Maintaining community curb appeal through regular upkeep of grounds, common areas, and property amenities
• Ensuring all work is completed in compliance with company policies, safety standards, and applicable regulations
• Maintaining accurate records of completed work orders, inspections, inventory, and maintenance activities
• Communicating effectively with residents, vendors, and team members to provide exceptional customer service
• Assisting with inventory management and maintaining appropriate levels of maintenance supplies and equipment
• Supporting community improvement projects and capital improvement initiatives as needed
• Promoting a positive, safe, and welcoming community environment
• Performing other duties as assigned

Who You Are

• Previous apartment maintenance, facilities maintenance, building maintenance, or related experience preferred
• Working knowledge of plumbing, electrical, HVAC, appliance repair, carpentry, drywall, painting, and general maintenance practices
• HVAC certification preferred; additional industry certifications are a plus
• Strong troubleshooting and problem-solving skills
• Excellent customer service and communication abilities
• Ability to prioritize tasks and manage multiple assignments efficiently
• Strong attention to detail and commitment to quality workmanship
• Ability to work independently while contributing positively to a team environment
• High school diploma or GED required
• Basic computer and mobile technology skills for work order management systems and communication platforms
• Experience with Yardi, ResMan, On-Site, or other property management software preferred
• Ability to lift, carry, push, and pull equipment and materials as required by the position
• Ability to work indoors and outdoors in various weather conditions
• Valid driver's license, current automobile insurance, and reliable transportation required
