Job summary

HTG Management LLC seeks a Maintenance Supervisor to ensure the property's appearance and reliable operation. This is a working supervisor role where you’ll personally perform and oversee maintenance tasks while leading a team.

The position is full-time, hourly, with benefits and paid time off. You’ll supervise a maintenance staff, schedule tasks, manage inventory, and coordinate with vendors to keep systems in top condition and in budget.

Qualifications

• Requires a high school diploma or equivalent and at least 4 years in maintenance.
• Ability to supervise and direct staff effectively.
• Strong knowledge of building systems including HVAC, plumbing, electrical, and life-safety.

Responsibilities

• Supervise maintenance staff and provide training, motivation, and performance feedback.
• Schedule maintenance personnel and vendors, ensuring adherence to policies.
• Track inventory for repairs and maintenance and manage the turnover process.
• Troubleshoot and repair mechanical systems, service requests, and safety concerns.
• Plan and execute preventive maintenance for mechanical, electrical, HVAC, plumbing, and life-safety systems.
• Ensure safety policy compliance and proper PPE is used by staff.
• Operate within property budgetary guidelines.
• Handle additional duties and special projects as assigned.
• Coordinate with the Property Manager on maintenance priorities.
