Qualifications

• High school diploma or equivalent.
• Minimum 4 years industry experience.
• Ability to directly supervise staff.
• Proficient in apartment maintenance: plumbing, electrical, painting, drywall, floors, carpentry, pools & spas, life safety equipment.

Responsibilities

• Handle all aspects of maintenance for the community as directed by Property Manager.
• Supervise a staff providing training, motivation, and performance feedback.
• Monitor and direct scheduling of all maintenance personnel and vendors.
• Track inventory for repairs and maintenance.
• Responsible for turnover process.
• Troubleshoot and repair mechanical systems and safety hazards.
• Plan and execute preventative maintenance programs (mechanical, electrical, HVAC, plumbing, life-safety).
• Enforce safety policies and ensure PPE use.
• Operate within property budgetary guidelines.
• Oversee Maintenance Technician activities.
