Job summary

Positive Investments, Inc. in Rialto, CA, is seeking a hands-on Maintenance Technician to ensure our properties stay safe, functional, and well-maintained. You will handle repairs, coordinate with vendors, and oversee daily operations.

This role requires at least 2 years of maintenance experience, proficiency in carpentry, electrical, plumbing, and HVAC, and comfort with lifting heavy objects. You will use Yardi and MS Office to manage work orders and reports.

Qualifications

• At least 2 years of property management or building maintenance experience.
• Proficiency in carpentry, electrical, appliance, and plumbing repairs.
• Ability to interact courteously with residents, vendors, and team members.
• punctuality and willingness to be on-call for after-hour or weekend emergencies.
• Comfort with physical labor, including lifting over 100 pounds.
• Proficient with Microsoft Office and Yardi.

Responsibilities

• Coordinate and execute work orders, property turns, and maintenance projects.
• Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, and appliances.
• Conduct move-in/move-out inspections and daily safety checks of common areas.
• Manage apartment turns within 1–7 days and respond professionally to resident concerns.
• Follow preventative maintenance programs, including moisture management and safety inspections.
• Enter and close work orders in Yardi and generate operational reports.
