Job summary

Positive Investments, Inc. is seeking a Maintenance Technician to manage the physical integrity and day-to-day maintenance of our properties. You will be the boots on the ground ensuring a safe, functional, and pleasant place for residents.

You will handle repairs, vendor coordination, inspections, and use Yardi for work orders and reporting. A minimum of two years in property maintenance, carpentry, electrical and plumbing skills, plus on-call availability, are required.

Qualifications

• At least 2 years of property management or building maintenance experience.
• Proficiency in carpentry, electrical, appliance, and plumbing repairs.
• Ability to interact courteously with residents, vendors, and team members.
• On-call availability for after-hours or weekend emergencies.
• Physically capable of lifting over 100 pounds.
• Proficient in Microsoft Office and Yardi.

Responsibilities

• Coordinate and execute work orders, property turns, and maintenance projects.
• Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, and appliances.
• Conduct move-in/move-out inspections and daily safety/cleanliness checks.
• Manage apartment turns within 1–7 days and respond to resident concerns promptly.
• Follow preventative maintenance programs including moisture control and safety checks.
• Enter and close work orders in Yardi, maintain records and generate reports.
