Job summary

Fairlawn is seeking a hands-on Maintenance Supervisor to lead maintenance operations for our Indiana communities. You will supervise the team, perform repairs, and partner with the Property Manager to deliver an exceptional resident experience.

Qualifications

• 4+ years of maintenance experience, with at least 1 year in residential maintenance or real estate
• 1 year of people management experience (preferred)
• HVAC certification (preferred)
• High School Diploma or GED
• Valid Driver's License with 2+ years driving history and able to pass MVR checks
• Proficiency with relevant technology (Microsoft Office, AppFolio, Outlook) and adapt to change
• Strong attention to detail and positive attitude
• Ability to work independently and with a team

Responsibilities

• Oversee day-to-day maintenance operations for assigned properties while performing a wide range of repairs
• Lead, coach, and manage maintenance technicians with regular feedback
• Coordinate preventative maintenance programs with the Regional Maintenance Manager
• Assist with supplier/vendor selection and evaluation
• Oversee apartment turns, bid procurement, and small renovation projects
• Monitor expenses and strive to improve operational efficiency
• Respond promptly to maintenance requests and document work performed and costs
• Conduct regular property inspections for safety and appearance
• Ensure OSHA and Fair Housing compliance, and participate in on-call rotation
