Job summary

Encompass Community Services in Santa Cruz seeks a Maintenance Manager to lead a small team and oversee maintenance across program sites and HUD properties.

You will diagnose repairs, plan budgets, supervise vendors, and ensure safety and compliance while coordinating with the Property Analyst. Hands-on trade experience and strong MS Office skills are required; bilingual English/Spanish is preferred.

Qualifications

• 5+ years of hands-on property maintenance experience, including trades such as plumbing, electrical, carpentry, painting, HVAC.
• Ability to supervise a small maintenance team and coordinate work flow.
• Proficient in MS Office and strong written/verbal communication.

Responsibilities

• Lead and supervise the Maintenance Team and manage daily work orders.
• Diagnose problems and decide whether repairs are done in-house or by vendors.
• Train staff on repair techniques, proper tool use, and safety standards.
• Direct purchase orders, PVs and vendor bids, including contracts over $10K.
• Schedule maintenance, inspections, and coordinate with outside vendors as needed.
• Maintain accurate records of work performed and prepare annual maintenance schedules.
• Coordinate with the Property Analyst on HUD properties, leases, and asset management.
• Respond to after-hours emergency calls and maintain health and safety.
