Job summary

htg is seeking a Maintenance Supervisor to ensure the property's upkeep and safe operation. This role involves hands-on maintenance work and direct supervision of the maintenance team, including scheduling, training, and performance feedback.

The position is full-time and hourly, with benefits and paid time off. Candidates should have a high school diploma and at least four years of industry experience, with proven ability to manage HVAC, electrical, plumbing, and life-safety systems.

Qualifications

• High school diploma or equivalent required.
• Minimum 4 years industry experience.
• Ability to directly supervise staff.
• Proficiency in apartment maintenance including plumbing, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, pools & spas, roofs and life-safety equipment.

Responsibilities

• Handle maintenance for the community as directed by Property Manager.
• Supervise staff with training, motivation, and performance feedback.
• Schedule maintenance personnel and vendors; ensure staff adheres to company policies and procedures.
• Track inventory for repairs and maintenance.
• Responsible for turnover process.
• Troubleshoot and repair of all mechanical systems, service requests, and reporting of potential liability or safety hazards.
• Assist with planning and execution of preventative maintenance programs (mechanical, electrical, HVAC, plumbing, fire and life-safety).
• Enforce safety policies and ensure staff wear appropriate PPE.
• Operate within property budgetary guidelines.
• Perform other duties and special projects as assigned.
• Supervise Maintenance Technician as per the related job description.
