Job summary

Gaines Investment Trust is seeking a Community Maintenance Technician for Greenbriar Apartments in Tulsa, OK. The role focuses on maintaining apartment homes, responding to resident requests, and performing repairs to keep the community safe and attractive.

The ideal candidate has strong mechanical aptitude, hands-on problem solving, and a willingness to learn. The position follows a five‑day schedule with on‑call rotations for after‑hours maintenance needs.

Responsibilities

• Respond to resident service requests promptly and professionally.

• Perform general repairs and preventative maintenance across the community.
• Prepare vacant apartments for new residents and ensure move-in readiness.
• Inspect apartments and common areas for maintenance needs.
• Assist with upkeep of community amenities and grounds.
• Identify and report safety concerns promptly.

New to property management? That's okay. Experience in HVAC, plumbing, electrical, appliance repair, construction, facilities maintenance, or other skilled trades can provide a great foundation for apartment maintenance.

What You'll Do

• Complete resident service requests and troubleshoot maintenance issues

• Repair plumbing, electrical, HVAC, appliances, and other apartment systems

• Perform preventative maintenance and general repairs

• Prepare vacant apartments for new residents

• Inspect apartments, common areas, and building systems

• Identify and address maintenance and safety concerns

• Maintain tools, equipment, supplies, and work areas

• Provide professional and courteous service to residents

What We're Looking For

• Strong mechanical aptitude and problem-solving skills

• Hands-on experience repairing and maintaining equipment or property

• Dependable work ethic and attention to detail

• Ability to work independently and as part of a team

• Professional communication and customer service skills

• Previous apartment maintenance or skilled trade experience is a plus

• Valid driver's license

Schedule

This position works a five-day schedule and participates in a rotational on-call schedule for after-hours emergency maintenance needs.
