Job summary

SunRidge Management Group is seeking a Porter/Groundskeeper for an on-site multifamily community. The role maintains grounds, amenities, building exteriors, and common areas while assisting the maintenance team to keep the property in optimal condition for current and prospective residents.

The position requires strong attention to detail, physical stamina, and the ability to work with the maintenance team.

Qualifications

• Ability to work outdoors in varying weather conditions.
• Strong attention to detail and commitment to cleanliness.
• Ability to take direction and follow company procedures.
• Ability to perform physical tasks including lifting, bending, and climbing.
• Must have reliable transportation and a valid driver’s license (if applicable).
• Grace Hill training is required (bonuses/commissions contingent on compliance).

Responsibilities

• Walk the property daily to remove litter, debris, and pet waste from common areas.
• Keep leasing office, pathways, stairwells, laundry rooms, pool areas, and parking areas clean and presentable.
• Use blowers, brooms, and other tools to clean sidewalks and outdoor walkways.
• Perform trash-out duties for vacated units and dispose of items as directed.
• Detail the grounds regularly, including shrub beds and muddy areas.
• Assist with make-ready tasks and basic repairs as requested.
• Change locks, rekey units, and distribute resident communications when needed.
• Maintain safety by following OSHA, ADA, and Fair Housing guidelines.
