Job summary

CHAOS Industries is seeking a Head of Real Estate to own the company’s real estate strategy and portfolio end-to-end across multi-site manufacturing, lab, and office spaces in the U.S. and internationally.

You will forecast space needs, lead market analyses, and optimize lease versus buy decisions while coordinating with Legal, Finance, and Security/Export Control. Responsibilities include negotiating leases, managing budgets, building a real estate playbook, and partnering with Facilities to

Qualifications

• 10+ years of experience in corporate real estate, real estate transactions, or a brokerage role.
• Experience managing a multi-site portfolio across markets, including industrial, manufacturing, lab, or office uses.
• Strong command of lease economics, deal structuring, and real estate financial modeling.

Responsibilities

• Own CHAOS's real estate portfolio strategy and multi-year site plan.
• Lead market analysis, test-fits, and lease vs. buy vs. build for new locations.
• Negotiate and execute leases, purchases, subleases, renewals, and terminations.
• Coordinate with Legal, Finance, and Security/Export Control on site decisions.
• Oversee due diligence, buildout scope, and cost assessments.
• Manage real estate budget and portfolio-wide cost per square foot.
• Support site lifecycle from close to design, buildout, and move-in.
• Develop a standardized real estate playbook and database.
• Present strategy and budgets to executives and the board.
