Job summary

Crusoe is seeking a Senior Director, Real Estate & Portfolio Strategy to lead global lease strategy, asset management, and financial governance across office, manufacturing, and data center real estate. You will coordinate with Finance, Legal, and Brokerage partners to optimize space, power, and occupancy costs while guiding executive decisions.

The role requires 15+ years in corporate real estate, strong financial modeling, and proven leadership in complex lease transactions.

Qualifications

Bachelor's degree in Real Estate, Business, Finance, or a related field.
15+ years of corporate real estate, portfolio strategy, lease administration, or related experience, including data center or cloud colocation leasing.
Experience managing multiple concurrent lease transactions across geographies and asset types (office and data center/colocation).
Hands-on experience with lease review, abstraction, and management across large portfolios.
Experience negotiating commercial lease terms with brokers and legal counsel.
Experience leading lease and portfolio audits with compliance and risk focus.
Excellent written and verbal communication, with ability to synthesize real estate and financial information for executives.
Proficiency in Excel or Google Sheets with strong financial modeling and analytics.
Comfortable in a fast-paced, high-growth environment with evolving priorities.

Responsibilities

Translate hiring forecasts, capacity plans, and space/power utilization into real estate recommendations.
Own master lease abstract database across locations, tracking key dates, terms, and renewal windows.
Lead comprehensive lease review and abstraction for office, manufacturing, data center, and cloud colocation agreements.
Manage end-to-end real estate transactions in partnership with brokers and legal counsel.
Lead ongoing lease management for cloud colocation and data center leases (power, SLAs, expansion rights).
Own tracking of critical lease dates and compliance deadlines with proactive actions.
Build cash flow models, occupancy cost analyses, rent schedules, and CAM reconciliations.
Prepare business cases, portfolio updates, and executive presentations.
Coordinate with Workplace, Finance, Legal, Procurement, Data Center Operations, and site leadership.
Manage broker relationships and drive favorable transaction outcomes.
Track insurance, occupancy permits, audits, and portfolio risk; improve governance and reporting.
Support site selection with market analysis and lease execution for new sites.
Evaluate and implement a global lease administration platform; enhance processes and audits.
