The successful candidate will oversee leasing, specialty leasing, and vendor contracts while ensuring safety, tenant satisfaction, and asset integrity across the property.

Responsibilities

• Lead the retail property team to meet client objectives across management, operations, leasing, marketing and financials for a shopping center.
• Collaborate with on-site personnel, corporate JLL teams and client representatives to act in the client’s best interest.
• Identify best practices, drive process improvements and enhance asset value and tenant satisfaction.
• Maintain safety, cleanliness and integrity of all building areas and systems for all users.
• Prepare team to respond effectively to emergencies and crises.
• Know the local market, including competitive properties and area demographics.
• Enforce tenant lease requirements and ensure compliance.
• Oversee the property's marketing manager and coordinate with regional marketing to optimize campaigns.
• Negotiate major vendor contracts and service agreements with cost containment and quality.
• Work with leasing agent to execute new and renewal leases to meet client objectives.
• Direct specialty leasing activities to maximize temporary occupancy and revenue.
• Coordinate with the leasing specialist to ensure budgeted leasing activity occurs.

Job Summary

Lead the retail property team in meeting the client's objectives while overseeing the management, operations, specialty leasing, marketing and financial aspects of a shopping center. This position calls for an assertive, professional leader with strong management skills and the ability to work collaboratively with on-site personnel, corporate JLL employees and client representatives. Other important factors for success include identifying and deploying best practices, as well as the ability to manage and perform to the best interest of JLL and the client.

Job Responsibilities

Management, Operations and Marketing

• * Maintain safety, cleanliness, and integrity of all areas of buildings, systems, and equipment for all property users
• * Prepare team to respond in emergency and crisis situations
• * Have thorough knowledge of area market including all competitive properties and area demographics
• * Maintain an appropriate level of involvement in community affairs representing both the property's interest and the interest of JLL * Enforce all tenant lease requirements
• * Manage the activities of the property's marketing manager in conjunction with the regional marketing manager
• * Demonstrates strong operational knowledge of property management with proven ability to identify inefficiencies, implement process improvements, and enhance property performance and appearance while maintaining tenant satisfaction and asset value.
• * Establish an effective working relationship with all store managers and other key merchants, including specialty tenants to understand and drive sales
• * Conduct comprehensive property condition assessments and maintain detailed operational needs analyses to optimize operational and capital expense planning and prevent deferred maintenance
• * Negotiate and manage all major vendor contracts, service agreements, and insurance policies with a focus on cost containment while maintaining quality standards

Leasing

• * Work in conjunction with property's leasing agent to execute new and renewal leases to meet or exceed client objectives
• * Direct activities of specialty leasing function to optimize temporary tenant and cart occupancy to maximize property revenue
• * Maintain an effective working relationship with the property's leasing specialist to ensure budgeted leasing activity occurs
