Job summary

Genuine Property Services, a New York City-based property management firm, seeks a General Manager to lead Community Managers, oversee leasing operations, and ensure regulatory compliance across a multifamily portfolio.

Responsibilities

  • Provides direction, supervision, and guidance to the Community Managers, Assistant Community Managers, Resident Managers, administrative staff while maintaining a team spirited and solutions-oriented environment.
  • Works closely with Asset Management in establishing and implementing portfolio-level policies and procedures.
  • Directs all policies and procedures related to the leasing department; ensure that all codes and regulations are met (including LIHTC, Section 8, DHCR); follow up on vacancies and renewals, make recommendations and come up with solutions regarding turns, pricing and overall lease span.
  • Performs frequent property physical inspections to ensure property management policies and procedures are being performed and conditions meet company expectations.
  • Actively monitors collections and arrears, work with onsite team as well as in-house attorney on solutions to effectively reduce accounts receivables.
  • Prepares yearly operating budgets by working closely with Asset Management, Community Managers and Maintenance Managers on income, expense and CapEx schedules and forecasts.
  • Monitors expenses and apply cost controls.
  • Interacts with tenants to promote goodwill and to be fully aware of any problems. Ensure customer service is attained at highest possible level.
  • Monitors property level work order volume and turnaround to optimize maintenance staff efficiencies as well as evaluate overall property conditions.

Education

GENERAL MANAGER POSITION RESPONSIBILITIES
  • Provides direction, supervision, and guidance to the Community Managers, Assistant Community Managers, Resident Managers, administrative staff while maintaining a team spirited and solutions-oriented environment.
  • Works closely with Asset Management in establishing and implementing portfolio-level policies and procedures.
  • Directs all policies and procedures related to the leasing department; ensure that all codes and regulations are met (including LIHTC, Section 8, DHCR); follow up on vacancies and renewals, make recommendations and come up with solutions regarding turns, pricing and overall lease span.
  • Performs frequent property physical inspections to ensure property management policies and procedures are being performed and conditions meet company expectations.
  • Actively monitors collections and arrears, work with onsite team as well as in-house attorney on solutions to effectively reduce accounts receivables.
  • Prepares monthly accruals, reclasses, and monthly budget variance report.
  • Prepares yearly operating budgets by working closely with Asset Management, Community Managers and Maintenance Managers on income, expense and CapEx schedules and forecasts.
  • Monitors expenses and apply cost controls.
  • Responsible for organizing bid walks and leveling bids as well as preparing standard contract agreements.
  • Interacts with tenants to promote goodwill and to be fully aware of any problems. Ensure customer service is attained at highest possible level.
  • Monitors property level work order volume and turnaround to optimize maintenance staff efficiencies as well as evaluate overall property conditions.
  • Reports on HPD and DOB violation curing progress periodically.
  • Recruits, hires, trains, and develops the very best team members to support current objectives and future growth of the organization.
  • Participates with the Vice President and Developers in determining the most effective means of implementing full management services for new assets.
  • Professionally represents the company and participates in industry associations.
  • Demonstrate respect and regard for the dignity of all residents, families, visitors, vendors, and fellow employees to ensure a professional, responsible, and courteous environment
  • Responsible for ensuring all properties comply with Aff. Fair Housing regulations and Equal Employment Opportunity/ Aff. Action policies to include federal, state, and local governing agency requirements.
  • Availability and accountability when it comes to building emergencies, ownership/partner requests and special projects with sensitive deadlines.
