Real Estate Opportunity in Columbus, OH is seeking an Assistant Maintenance Manager to oversee daily maintenance and construction across a scattered-site portfolio. You will prioritize and dispatch work orders, support field technicians, and coordinate with vendors to uphold REO's high standards.

The ideal candidate has construction or facilities experience, prior supervisory roles, and strong organizational and communication skills.

Qualifications

• Experience in construction, property maintenance, or facilities management.
• Supervisory or team-lead experience with guiding a team.
• Strong multitasking in a fast-paced, scattered-site environment.
• Excellent interpersonal and written/verbal communication skills.
• Proficiency in property management software; AppFolio strongly preferred.
• Good organizational skills and basic labor tracking.
• Valid driver’s license and reliable transportation.

Responsibilities

• Act as the primary on-the-ground liaison between the Maintenance Manager and the field. Prioritize and dispatch daily maintenance operations and construction projects, stepping in to handle urgent issues and field escalations as needed.
• Utilize AppFolio to assign, track, and ensure timely completion of work orders; assist with technician data entry for accurate notes and labor hours.
• Track parts, tools, and materials; submit material orders and manage inventory to keep technicians equipped.
• Manage rotating on-call schedule for maintenance team and serve as backup for after-hours emergencies.
• Provide on-the-ground supervision and technical guidance; assist in onboarding new technicians and training.
• Schedule external vendors, provide property access, and monitor outsourced work for REO standards.
• Conduct site inspections, move-out assessments, and punch-list walkthroughs to ensure safety codes and standards.
• Provide feedback on technician performance and participate in hiring processes.
