Job summary

Williams Rebuild, a Southern California homebuilder, seeks a Forward Planning Project Manager to coordinate pre-project development from land survey through permits for single-family homes. You’ll secure engineering plans and approvals, manage budgets, schedules, and consultants across rebuild projects.

The role requires 5+ years in forward planning or related fields, strong reading of blueprints, and MS Office/MS Project proficiency. Occasional local travel and flexible hours may be needed.

Qualifications

  • High School Diploma or GED, required.
  • Associates or Bachelor's Degree in civil engineering, urban planning, architecture, construction management, or similar discipline, preferred.
  • 5+ years prior experience in forward planning, project management, civil engineering, architecture, public planning, or similar field.
  • Comfortable reading and understanding construction plans, blueprints, and drawings.
  • Ability to manage multiple priorities in efficient and accurate manner.
  • Attention to detail, good organizational skills, and ability to perform efficiently and accurately in a fast-paced dynamic environment.
  • Exceptional written and verbal communication skills.
  • Extensive knowledge in MS Office Suite, MS Project preferred, ability to learn additional company software.
  • Requires the ability to work while functioning under the pressure of problem solving and managing time sensitive deadlines.
  • Position may require flexible work hours and limited local travel.

Responsibilities

  • Manage the planning and analysis of conceptual design issues and preconstruction activities.
  • Coordinate with a team of consultants (architects, engineers, landscape architects, soils and environmental engineers) for required development applications and approvals.
  • Strategize, coordinate and present to city/county staff and other agencies during approvals processes.
  • Meet with consultants to review project status and resolve issues to ensure deadlines.
  • Assist with due diligence and feasibility of new projects, including contributing to consultant and fee budgets.
  • Prepare and maintain detailed project schedules and budgets.

SUMMARY:

The Forward Planning Project Manager is responsible for coordinating all phases of pre-project development from land survey, preliminary civil, architectural and landscape design schematics through building permits. This includes the ability to secure necessary engineering plans, permits and other governmental approvals needed to build both single family detached and attached homes on lots slated for rebuild.

ESSENTIAL JOB DUTIES:
  • Oversee and manage budgets, schedules, negotiations, and control costs associated with each project.
  • Provide regular updates through planning and design phase for individual rebuild customers to Homeowner Concierge Rep.
  • Manage the planning and analysis of conceptual design issues and preconstruction activities.
  • Manage and coordinate with team of consultants such as architects, engineers, landscape architects, soils and environmental engineers, and other consultants in preparation of required development applications and approvals based on expert-level knowledge of approvals processes and requirements.
  • Coordinate and processes improvement plans, grading building permits, process and execute dry utility contracts and drawings, manage architectural design and bond exoneration. Such efforts will include strategizing, coordinating and presenting to city/county staff and other agencies.
  • Meet with consultants to review the project status and resolve issues to ensure progress deadlines are met.
  • Assist with due diligence and feasibility of new projects, including contributing to consultant and fee budgets.
  • Prepare and maintain (with other Operations/Construction Team members) detailed project schedules and budgets.
  • Project scheduling using MS Projects.
Requirements
EDUCATION, KNOWLEDGE, SKILLS AND ABILITIES:
  • High School Diploma or GED, required.
  • Associates or Bachelor's Degree in business related field (Civil Engineering, Urban Planning, Architecture, Construction Management, or similar discipline), preferred
  • 5+ years prior experience in forward planning, project management, civil engineering, architecture, public planning, or similar field.
