Tim Lewis Communities is hiring a Forward Planning Vertical Project Manager in Northern California to coordinate information from multiple departments and drive start-up for new residential communities. You will oversee design development, approvals, and the starts process while leading consultants and maintaining schedules.

This full-time benefited role offers auto allowance, paid holidays, and generous PTO. Travel to jobsites is required as projects advance from master plans to construction.

Qualifications

  • Bachelor’s degree in construction management or civil engineering or equivalent.
  • 3+ years of residential construction project management experience.
  • Architectural plan knowledge and CAD experience required.

Responsibilities

  • Coordinate information to meet milestone dates from approvals to first construction start.
  • Collaborate with land development, purchasing, sales, marketing, and construction to hit timelines.
  • Direct consultants through design development, review, and city approvals for community build-out.
  • Maintain weekly project schedules for multiple projects from small builds to master planned communities.
  • Analyze site data and due diligence to anticipate and resolve construction obstacles.
  • Coordinate submittals to municipalities and prepare for permits prior to project start.
  • Facilitate handoffs between land acquisition, development, sales and construction.
  • Lead bi-weekly pre-start meetings to track updates and ensure start-date targets.

The Forward Planning Vertical Project Manager responsible for the coordination and management of information required during the start-up of a new home residential community. Multitasking and managing information from various departments to meet milestone dates is essential. This includes forward planning and project management involving architectural design and approvals, consultant coordination and tasks to reach the first construction start in a timely manner.

Essential Duties and Responsibilities:
  • Liaison between various departments to coordinate and manage information to meet milestone dates from architectural approvals to first construction start.
  • Work closely with the land development, purchasing, sales, marketing, and construction teams to ensure project timelines are met.
  • Coordinate and direct a team of consultants through the architectural plan development and design review and city approval process as well as all aspects of the project through community build out.
  • Manage and maintain weekly schedules of projects from small single-family developments to larger master planned communities. Manage numerous projects simultaneously.
  • Analyze site data and due diligence efforts to effectively anticipate and resolve potential obstacles or issues that may arise during construction or throughout the residential project or active community process.
  • Manage and coordinates submittal to local municipalities leading up to and preparing for first building permit prior to project start.
  • Facilitate internal hand off and sign off from land acquisition and development to sales and construction on all projects.
  • Effectively communicate with all internal and external team members to facilitate successful projects.
  • Manage bi-weekly pre-starts meetings to provide necessary project updates and proactively manage processes to hit target start dates.
  • Lead, manage, and direct consultants in design development and finalization of architectural and related plans including structural, plumbing, HVAS, truss, energy, landscape architecture, retaining walls, plot plans, sales trailer, and sales office permits.
  • Plan submission for master plans, field plan changes and redline responses to City and County agencies through agency approval.
  • Manage the Starts process with Construction, all documents required for starts and reporting for business plan.
  • Manage the permitting process for all starts, coordination with the different jurisdictions and consultants.
  • Able to coordinate information and follow up on structured deadlines from various departments.
  • Review architectural, civil, and landscape plans for accuracy and consistency across disciplines prior to submittal; identify and resolve discrepancies before they reach the field or municipality.
  • Track frame-walk red-line items through resolution, verifying that called-out change are completed and documented.
  • Maintain and distribute current, approved plan sets to consultants, the field, and internal teams to ensure no work proceeds from an outdated version.
  • Travel is regularly required to jobsites, potential jobsites, and to carry out position related and company business.

Requirements
Minimum Education and/or Experience:

Bachelor’s degree in construction management or civil engineering or equivalent combination of education and experience, with:

3+ years of residential construction project management experience minimum.

Architectural plan knowledge required. CAD Program experience required. Architectural design skills preferred.

Working knowledge of land use documents, plot plans, retaining wall design, and landscape architecture plans required.

Certificates, Licenses, Registrations:

Valid Drivers' License Required; Reliable automobile with required personal insurance.

Computer Skills:

Microsoft Outlook: Open and reply to e-mails, open folders, set and reply to calendar appointments.

Word - Basic Skills: Open document, change font, copy text, create columns, check spelling, change margin, align text, set tabs

Excel - Basic Skills: Begin formula, edit formula, sort range, insert row, Use SUM function, align text, preview worksheet, move between worksheets, go to cell, move formula, change column width

Microsoft Project or similar critical path software experience required

Adobe Acrobat

CAD program required

Bluebeam (or equivalent plan markup/redline software) required.
