Job summary

Titan Property Services is seeking a Foreclosure Property Investigator — Heir & Asset Location Specialist to conduct property records research, locate heirs and other parties entitled to excess proceeds, and investigate public records. You will work closely with Senior Management, Sales, and Legal Counsel to deliver accurate, well-documented findings.

The role requires experience with genealogical databases and skip tracing tools, along with strong analytical and communication skills.

Qualifications

• Background in property tax collection, mortgage servicing, foreclosure processing, title research, or related field.
• Proven ability to locate individuals and entities using public records, court databases, and online tools.
• Familiarity with Texas county appraisal district, deed, probate, and foreclosure filings.
• Experience with genealogical databases (Ancestry.com, FamilyTree.org) and skip tracing tools (LexisNexis, Idicore, Westlaw).
• Proficient with CRM platforms and maintaining organized research logs.
• Strong analytical, written and verbal communication skills with attention to detail.
• Ability to work independently, prioritize cases, and meet deadlines in a fast-paced environment.
• Tech-savvy and quick to learn new research platforms.

Responsibilities

• Research property ownership history and foreclosure records using county appraisal district data, deed records, public databases, and other sources.
• Locate and identify heirs, descendants, corporate officers, trustees, and other parties with legal claims to excess proceeds.
• Use genealogical databases to trace family lineage and establish heir chains.
• Conduct public records investigation using LexisNexis, Idicore, Westlaw, social media, and other digital tools.
• Analyze and verify the accuracy of gathered information across multiple sources.
• Prepare detailed research reports summarizing findings for Sales Manager, Asset Recovery Specialists, and counsel.
• Maintain accurate, organized records in Zoho CRM and other platforms.
• Collaborate with management and legal counsel to deliver well-documented research.
• Stay current on Texas foreclosure law and excess proceeds recovery practices.
