Qualifications

• Demonstrated courtroom experience in Georgia superior courts or related proceedings.
• Ability to prepare hearings independently and professionally.
• Strong legal writing and time-management skills.
• Experience with high-volume creditor-side foreclosure environments preferred.

Responsibilities

• Manage Georgia non-judicial foreclosure matters from referral through sale and post-sale processing.
• Review files for foreclosure readiness, including notices, publications, title issues, and guidelines.
• Prepare and review notices, deeds under power, affidavits, and related documents.
• Coordinate foreclosure sales with clients, staff, auction personnel, and vendors.
• Handle post-sale matters including confirmations, title issues, and possession motions.
• Represent clients in Georgia courts for hearings and related proceedings.
• Prepare pleadings and motions for judicial foreclosure when necessary.
• Coordinate loss mitigation reviews and borrower resolutions with clients and servicers.
• Work with bankruptcy and title counsel to resolve foreclosure issues.
• Ensure compliance with applicable foreclosure requirements and client guidelines.

Falcon Legal Talent is recruiting a Georgia Foreclosure Attorney for an established creditor-side real estate and foreclosure law firm representing lenders, servicers, and investors.

The attorney will manage a high-volume residential and commercial foreclosure portfolio, with a primary focus on Georgia non-judicial foreclosures from referral through sale and post-sale procedures. The role also includes judicial foreclosure matters when required and routine contested matters involving borrower disputes, title issues, and foreclosure enforcement. The practice emphasizes foreclosure management and preparation, with a limited ancillary litigation component.

Responsibilities

• Manage Georgia non-judicial foreclosure matters from referral through foreclosure sale and post-sale processing.
• Review files for foreclosure readiness, including default status, statutory notices, publication requirements, title issues, and investor or servicing guidelines.
• Prepare and review notices, acceleration letters, deeds under power, affidavits, and related foreclosure documentation.
• Coordinate foreclosure sales with clients, support staff, auction personnel, and publication vendors.
• Handle post-sale matters, including confirmation actions, title issues, surplus claims, and possession-related motions.
• Represent clients in Georgia courts for confirmation hearings, temporary restraining order hearings, borrower challenges, and related proceedings.
• Prepare pleadings, motions, and other filings for judicial foreclosure matters when necessary.
• Address routine contested issues and coordinate with senior attorneys on matters requiring additional strategy or oversight.
• Coordinate loss mitigation reviews, postponements, reinstatements, payoffs, and borrower resolutions with clients and servicers.
• Work with bankruptcy and title curative counsel to resolve issues affecting foreclosure activity.
• Ensure compliance with applicable foreclosure requirements, bankruptcy restrictions, federal servicing regulations, and client guidelines.
• Maintain accurate file records, meet deadlines, and communicate promptly with clients and internal teams.

Qualifications

• Active membership in good standing with the Georgia Bar.
• One to three years or more of experience in Georgia foreclosure law, creditor-side real estate law, or default servicing litigation.
• Working knowledge of Georgia non-judicial foreclosure procedures, judicial foreclosure litigation, and post-sale processes.
• Demonstrated courtroom experience, including appearances in Georgia superior courts or related proceedings.
• Ability to prepare for and handle hearings independently and professionally.
• Strong legal writing, communication, organizational, and time-management skills.
• Ability to manage a high-volume docket while meeting court deadlines and client requirements.
• Proficiency with Microsoft Word, Outlook, Excel, Teams, and related legal technology.
• Experience with a high-volume creditor-side foreclosure or default servicing firm is preferred.
• Familiarity with CaseAware, LPS/Black Knight/ICE, Tempo, or similar platforms is a plus.
• Experience with commercial or business purpose loan foreclosures is preferred.
• Knowledge of bankruptcy stay issues, title curative matters, and foreclosure confirmation procedures is preferred.
• Creditor-side bankruptcy experience, including motions for relief from stay and proof of claim coordination, is a plus.
• Florida Bar membership is a plus.

Compensation

The firm offers a competitive salary commensurate with experience. This is a full-time position with an immediate opening.
