Avenue5 Residential is seeking a Floating Property Manager to oversee daily operations across Spokane and North Idaho properties. You will drive resident satisfaction, manage leases, rent collection, vendor contracts, and monthly reporting, ensuring our properties meet performance standards.

Key requirements include 2–3 years of property management experience, a high school diploma (bachelor's preferred), strong organizational and communication skills, and a valid driver’s license.

Qualifications

• High school diploma required; Bachelor’s degree preferred.
• Two to three years property management experience required.
• One to two years direct management experience required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required in some locations.
• Salesforce.com knowledge preferred.
• Yardi Voyager or equivalent system experience preferred.

Responsibilities

• Manage day-to-day operations of the property, including resident satisfaction, lease administration, rent collection, delinquency management, property P&L, and marketing.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, provide corrective feedback, and hire staff.
• Lead and develop associates to execute the vision and provide coaching.
• Execute the strategic marketing plan to attract and retain residents.
• Understand operations guidelines in the property management agreement.
• Respond to resident complaints and liaise with residents and corporate office.
• Maintain professional knowledge through workshops and publications.
