Brookside Properties seeks a Floating Property Manager to support and lead operations across its affordable housing portfolio in Tennessee, with a primary focus in the Greater Nashville area.

The role requires 5+ years of LIHTC experience, willingness to travel regionally, and proven leadership to drive occupancy, leasing, and resident retention while ensuring compliance with LIHTC, HUD, and Project-Based Section 8 programs.

Qualifications

• 5+ years of Tax Credit (LIHTC) property management experience.
• Willing and able to travel throughout region.
• Affordable housing experience required (LIHTC, HUD, Project-Based Section 8).
• Prior multi-site or regional support experience strongly preferred.
• Experience with Entrata preferred.
• Strong leadership, communication, and organizational skills.
• Proficiency with Microsoft Office (Outlook, Word, Excel).

Responsibilities

• Provide operational leadership across multiple affordable housing communities.
• Travel extensively between Tennessee properties to support site performance and staffing needs.
• Drive occupancy, leasing, and resident retention goals.
• Ensure compliance with LIHTC, HUD, Project-Based Section 8, and affordable housing regulations.
• Monitor delinquency, budgeting, and property performance metrics.
• Supervise and coach onsite office and maintenance teams.
• Conduct site inspections and maintain Brookside operational standards.

This role is ideal for a strong leader with 5+ years of Tax Credit (LIHTC) experience who thrives in a fast-paced environment and is comfortable with extensive travel between communities to support site performance, compliance, and team success.
