Brookside Properties, Inc. seeks a Floating Property Manager to support and lead operations across our affordable housing portfolio in Tennessee, with a primary focus in the Greater Nashville area.

In this travel-heavy role, you’ll drive occupancy and compliance across multiple LIHTC properties, supervise site teams, and report on performance metrics while ensuring adherence to LIHTC, HUD, and Project-Based Section 8 regulations.

Qualifications

• 5+ years of Tax Credit (LIHTC) property management experience.
• Must be willing and able to travel throughout the region.
• Affordable housing experience (LIHTC, HUD, Project-Based Section 8).
• Prior multi-site or regional support experience preferred.
• Experience with Entrata is preferred.

Responsibilities

• Provide operational leadership across multiple affordable housing communities.
• Travel extensively between Tennessee properties to support site performance and staffing.
• Drive occupancy, leasing, and resident retention goals.
• Ensure compliance with LIHTC, HUD, Project-Based Section 8, and affordable housing regulations.
• Monitor delinquency, budgeting, and property performance metrics.
• Supervise and coach onsite office and maintenance teams.
• Conduct site inspections and maintain Brookside operational standards.
