Brookside Properties in the Greater Nashville area is seeking a Floating Property Manager to lead operations across our affordable housing portfolio in Tennessee, with a primary focus in the Greater Nashville region. A background of 5+ years in Tax Credit (LIHTC) property management and willingness to travel between communities is required.

You will drive occupancy, leasing, and resident retention while ensuring compliance with LIHTC, HUD, and other affordable housing regulations.

Qualifications

• 5+ years of Tax Credit (LIHTC) property management experience.
• Willingness to travel across the region.
• Affordable housing experience (LIHTC, HUD, Project-Based Section 8) required.
• Multisite or regional support experience preferred.
• Experience with Entrata preferred.
• Strong leadership, communication, and organizational skills.
• Proficiency with Microsoft Office (Outlook, Word, Excel).

Responsibilities

• Provide operational leadership across multiple affordable housing communities.
• Travel extensively between Tennessee properties to support site performance and staffing needs.
• Drive occupancy, leasing, and resident retention goals.
• Ensure compliance with LIHTC, HUD, Project-Based Section 8, and affordable housing regulations.
• Monitor delinquency, budgeting, and property performance metrics.
• Supervise and coach onsite office and maintenance teams.
• Conduct site inspections and maintain Brookside operational standards.
