Brookside Properties in Nashville seeks a Floating Property Manager to support and lead operations across our affordable housing portfolio throughout Tennessee, with a primary focus in the Greater Nashville area.

This role requires 5+ years of Tax Credit (LIHTC) property management experience, willingness to travel region-wide, and a proven ability to drive occupancy, leasing, and resident retention while ensuring compliance with LIHTC, HUD, and Project-Based Section 8 regulations.

Responsibilities

• Provide operational leadership across multiple affordable housing communities.
• Travel extensively between Tennessee properties to support site performance and staffing needs.
• Drive occupancy, leasing, and resident retention goals.
• Ensure compliance with LIHTC, HUD, Project-Based Section 8, and affordable housing regulations.
• Monitor delinquency, budgeting, and property performance metrics.
• Supervise and coach onsite office and maintenance teams.
• Conduct site inspections and maintain Brookside operational standards.

What You’ll Do

• Provide operational leadership across multiple affordable housing communities

• Prior multi-site or regional support experience strongly preferred
• Experience with Entrata preferred
• Strong leadership, communication, and organizational skills
• Proficiency with Microsoft Office (Outlook, Word, Excel)
