Brookside Properties seeks a Floating Property Manager to support an affordable housing portfolio across Tennessee, with a primary focus in the Greater Nashville area. Travel within the region is required to lead operations, drive occupancy, and ensure regulatory compliance across LIHTC, HUD, and Project-Based Section 8 programs.

Qualifications

• 5+ years of Tax Credit (LIHTC) property management experience.
• Willing and able to travel throughout the region.
• LIHTC, HUD, and Project-Based Section 8 experience preferred.
• Multi-site or regional support experience preferred.
• Experience with Entrata is preferred.
• Strong leadership, communication, and organizational skills.
• Proficiency with Microsoft Office (Outlook, Word, Excel).

Responsibilities

• Provide operational leadership across multiple affordable housing communities.
• Travel extensively between Tennessee properties to support site performance and staffing needs.
• Drive occupancy, leasing, and resident retention goals.
• Ensure compliance with LIHTC, HUD, Project-Based Section 8, and affordable housing regulations.
• Monitor delinquency, budgeting, and property performance metrics.
• Supervise and coach onsite office and maintenance teams.
• Conduct site inspections and maintain Brookside operational standards.

What You’ll Do
