Job summary

RHO Residential is seeking a Floating Director of Operations in Roseland, NJ to oversee residential property operations across New Jersey. You will manage leasing, maintenance, and service activities through supervisors, ensuring an exceptional level of customer service and adherence to the Operating Manual.

The role requires 3–5 years of property management leadership, a high school diploma (college degree preferred), fluent English, and a valid driver's license with auto insurance.

Qualifications

• High school diploma or equivalent; college degree suggested but not required.
• Ability to read and write English fluently; ability to perform advanced business mathematical functions.
• 3–5 years of management experience in property management or related field.

Responsibilities

• Achieve the highest possible Net Operating Income through cost control and revenue improvement.
• Provide a full complement of high-quality staff through recruitment, training, motivation and development programs.
• Develop yearly operating budgets and marketing plans; convey financial data to Supervisor.
• Direct a sales and marketing plan to maximize rental income and occupancy.
• Ensure compliance with company policies and procedures; supervise maintenance and ensure units are ready for occupancy.
• Train and supervise employees in daily computer functions and reporting requirements.
