Job summary

RHO Residential in Roseland, NJ seeks a Director of Operations to oversee residential property operations through supervision of leasing, maintenance and service activities, ensuring top customer service and adherence to the operating manual.

The role requires 3–5 years of property management experience, strong leadership and math skills, and a valid driver's license; compensation ranges from $80,000 to $90,000 per year with a full benefits package.

Qualifications

• High school diploma or equivalent; fluency in reading/writing English; strong math skills.
• 3–5 years of property management or related supervisory experience.
• Ability to read/write English fluently; valid driver’s license.

Responsibilities

• Achieve NOI through cost control and revenue improvement programs.
• Provide staffing through recruitment, training, motivation and development.
• Develop yearly budgets and sales/marketing plans; convey financial data timely.
• Direct sales/marketing to maximize rental income and occupancy.
• Implement and ensure compliance with company policies/procedures.
• Oversee maintenance to keep units functional and ready for occupancy.
• Direct daily property activities to maintain resident goodwill and customer service.
• Identify and implement programs to increase property value and services to residents.
• Participate in meetings; set and pursue property goals/objectives.
• Monitor reporting deadlines and monthly reports.
• Assist with yearly budgets and presentations to Supervisor.
• Complete market studies; recommend strategies based on results.
• Monitor policy compliance and recommend changes.
• Train and supervise staff in daily computer functions; validate inputs.
