Asset Living is seeking a dynamic TOPS Community Manager Specialist in Atlanta, GA. This floating leadership role provides short-term on-site supervision to communities undergoing staffing transitions, vacancies, or acquisitions, mirroring standard Community Manager duties with rapid deployment and strict adherence to policies.

Ideal candidates bring 2–4 years of property management experience, knowledge of Fair Housing and OSHA, and the ability to quickly learn on-site software.

Qualifications

• Minimum high school diploma; bachelor's degree preferred.
• Two to four years of property management experience preferred.
• CAM or ARM certification preferred.
• Knowledge of Fair Housing and OSHA requirements.
• Ability to learn and use on-site software quickly.

Responsibilities

• Provide operational leadership and site oversight across assigned communities.
• Lead leasing, marketing, and occupancy strategies to meet goals.
• Coordinate hiring, onboarding, and staff coaching during transitions.
• Ensure compliance with policies, safety, and fair housing standards.
• Perform property walks, risk assessments, and maintenance oversight.
• Travel as required for site coverage and trainings.
