Job summary

The Neiders Company is seeking a Floating Community Manager to support multiple apartment communities. You will lead onsite teams, manage leasing, maintenance, and resident relations, and coordinate budgets and performance across properties. Travel between communities is required.

Ideal candidates have 3+ years in property or community management, with leadership experience, and a strong understanding of Fair Housing and regulatory compliance. A bachelor’s degree is preferred.

Qualifications

• High school diploma or equivalent required; bachelor's degree preferred.
• Minimum of 3 years in property or community management, with at least 1 year in leadership.
• Experience managing operations, onsite teams, resident relations, leasing, and financial performance.
• Strong knowledge of Fair Housing, landlord-tenant regulations, and property compliance.
• Strong financial and analytical skills with budgets, collections, delinquencies, and expenses.
• Effective leadership, communication, problem-solving, organizational, and project management skills.
• Proficiency with Microsoft Office and property management software; Yardi experience preferred.
• Must have a valid driver's license and willingness to travel between communities.

Responsibilities

• Oversee day-to-day operations at assigned communities, including leasing, maintenance coordination, resident relations, compliance, and property performance.
• Provide interim management and hands-on support at communities with leadership gaps or transitions.
• Conduct property inspections to assess safety, cleanliness, curb appeal, and maintenance needs.
• Develop and reinforce operational procedures to promote efficiency and consistency.
• Coordinate with Maintenance teams and vendors for preventive maintenance and timely issue resolution.
• Serve as escalation point for resident concerns, ensuring timely, professional resolutions.
• Monitor leasing activity, occupancy, renewals, and coach onsite teams to drive performance.
• Manage operating budgets, expenses, rent collections, delinquencies, and lease renewals.
• Review reports to identify trends, risks, and opportunities for improvement.
• Lead onsite teams, set expectations, and collaborate with regional managers and HR on staffing and training.
• Travel between communities to provide coverage and support, adapting to different teams and environments.
