FLSA Status: Hourly, Non-Exempt

Job Scope and Mission

The Leasing Agent is responsible for leasing vacant apartment homes, supporting resident retention efforts, and contributing to the overall success of the community. This role involves building strong relationships with prospective and current residents, maintaining high occupancy levels, and promoting the community through effective marketing strategies.

Essential Duties
Compliance, Safety, and Office Protocol
  • Complete all required compliance and Francis Property Management training.
  • Wear professional attire and a company-issued name tag while on duty.
  • Utilize company-issued technology (iPad, Checkpoint ID) for prospect validation and leasing processes.
  • Follow safety protocols, including wearing PPE when required.
  • Report risks or hazards (e.g., lights out, trip hazards, exposed wires) promptly.
  • Inspect property grounds daily, pick up litter, and notify maintenance of needed services.
  • Ensure compliance with fair housing laws, safety regulations, and company policies.
Leasing and Marketing
  • Lease available apartments through in-person and virtual tours.
  • Respond promptly to inquiries via phone, email, chat, and in-person interactions.
  • Assist applicants with the leasing process and ensure the timely completion of applications and agreements.
  • Maintain knowledge of property features, current leasing incentives, and performance goals.
  • Ensure model and target apartments are tour-ready at all times.
  • Collaborate on marketing strategies, including online listings, signage, and outreach events.
  • Stay informed about competitor properties, local market trends, and rental rates.
Customer Service and Resident Relations
  • Provide exceptional service to current and prospective residents.
  • Address resident inquiries, concerns, and maintenance requests professionally and promptly.
  • Support community-building efforts through events and resident engagement activities.
  • Contribute to overall property upkeep as part of the onsite team.
Lease Administration and Reporting
  • Process rental applications, screening, and related addenda.
  • Maintain accurate records of leasing activities, agreements, and move-in/move-out documentation.
  • Prepare leasing-related reports and updates for management.
  • Assist with lease renewals, rent collections, and additional administrative duties as assigned.
Physical Requirements
  • Ability to walk, stand, and climb stairs in a variety of weather conditions.
  • Ability to reach, bend, and use the full range of motion.
  • Frequent use of hands and wrists for computer and phone use.
  • Occasionally lift and move up to 10 pounds.
Competencies
Education
  • High school diploma or equivalent required.
Licenses & Certifications
  • Valid driver's license required.
Experience
  • Minimum 2-3 years of leasing or sales experience, preferably in multifamily residential properties.
Skills & Abilities
  • Strong interpersonal and communication skills.
  • Proficiency in property management software (e.g., Yardi), MS Office, and Bluemoon.
  • Knowledge of fair housing laws and regulations.
  • Ability to work independently, prioritize tasks, and meet leasing goals in a fast-paced environment.
