Job summary

Phillips Edison & Company, Inc. (PECO) is seeking a Financial Analyst to support forecasting, budgeting, and financial analysis for commercial properties.

The role builds understanding of how property-level activity flows through forecasts and financial statements, coordinating recurring forecast activities. The analyst will collaborate with Finance, Accounting, Property Management, Operations, Leasing, and others; develop P&L drivers and provide ad-hoc analysis; strong Excel and data skills;

Qualifications

• Bachelor's degree in Finance, Accounting, Economics, Business, or related field required.
• Up to 2 years of experience in financial analysis, budgeting, forecasting, or related field preferred; internship considered.
• Strong Excel skills and analytical aptitude; interest in financial modeling, reporting tools, automation and AI.
• CRE, MRI, Argus, Power Query, or data visualization experience is helpful but not required.
• Curiosity about how business activity flows through financial statements; willingness to ask questions before changing a process.
• Attention to detail, organization, and ability to meet deadlines without sacrificing quality.
• Clear written and verbal communication; ability to build cross-functional relationships.

Responsibilities

• Support the recurring forecast and budgeting process for assets in the portfolio.
• Build partnerships across Finance, Accounting, Property Management, Operations, Leasing, and others.
• Develop understanding of property-level P&L drivers including revenue, expenses, leasing, and NOI.
• Provide guidance on overhead forecasts and assist in decision-making for departments.
• Prepare forecast schedules, management reports, and variance analyses; communicate findings clearly.
• Maintain organized, auditable files, assumptions, procedures, and controls.
• Identify opportunities to simplify recurring work and participate in automation initiatives.
• Learn MRI, Argus, and Excel-based models used by FP&A.
• Provide ad-hoc financial analysis and decision support as needed.
