AMH is seeking a Field Technician Turn to accelerate tenant turnover and uphold high property standards across a portfolio of single-family homes. You will manage turns, inspections, and coordination with contractors to keep properties in top condition.

The role requires hands-on maintenance skills, safety knowledge, and strong communication. A valid license and OSHA familiarity are essential, with bonus eligibility for quarterly incentives and benefits packages.

Qualifications

• High School diploma or GED is preferred.
• Minimum two years in Residential/Property Maintenance or five years in lieu of education.
• Familiarity with basic hand tools and power tools is necessary.
• Experience with Apple iPad, HVAC, Resco, and CRM preferred.
• Valid driver’s license required.
• EPA Certification or HVAC Type II Certification preferred.
• Proficiency in Microsoft Office (Word, Excel, Outlook) is necessary.
• OSHA knowledge is required.
• Excellent verbal and written communication, time management and problem solving are essential.

Responsabilités

• Maintain property inventory to standards by conducting tenant turns, move-out inspections, and overseeing contractor work.
• Coordinate tenant move-out processes including physical move-outs, key exchanges, property condition assessments, and report completion.
• Inspect contractor work to ensure it meets specifications and standards.
• Attend eviction property set outs and eviction hearings as needed.
• Perform self-work at properties using appropriate tools and ladders following established processes.
• Provide troubleshooting support for plumbing, garage door, irrigation, and electrical issues.
