Job summary

American Homes 4 Rent, LP is seeking a Field Technician Turn to expedite tenant turnover and uphold high property standards. You will manage a portfolio of single-family rental homes, coordinate move-outs, perform inspections, and oversee contractor work to ensure quality.

The role requires hands-on maintenance experience, tools proficiency, and the ability to lift up to 75 lbs. A valid driver's license and OSHA awareness are essential.

Qualifications

• Minimum two years of experience in Residential/Property Maintenance or related field.
• Experience with basic hand tools and power tools.
• Valid driver’s license required.
• EPA Certification or HVAC Type II preferred.
• Proficiency in Microsoft Office (Word, Excel, Outlook).
• Comfortable with physical tasks and lifting up to 75 lbs.

Responsibilities

• Maintain property inventory by conducting tenant turns and move-out inspections.
• Coordinate move-out processes including key exchanges and condition assessments.
• Inspect contractor work to ensure compliance with standards.
• Attend eviction set outs and hearings as needed.
• Perform self-work at properties using required tools and ladders.
• Provide troubleshooting for plumbing, garage doors, irrigation, and electrical issues.
