Job summary

AMH in Charleston, SC is seeking a Field Technician Turn to support tenant turnover and maintain property quality. You will manage inspections, coordinate with contractors, and ensure safety standards are met while upholding our service commitments across a portfolio of single-family homes.

Responsibilities include overseeing move-outs, reporting completion, verifying contractor work, assisting with evictions as needed, and providing troubleshooting for plumbing, electrical, and HVAC issues.

Qualifications

• High School diploma/GED preferred
• Minimum two years of experience in Residential/Property Maintenance or related field
• Valid driver's license required
• OSHA familiarity is required
• Ability to lift up to 75 pounds and work at heights

Responsibilities

• Maintain property inventory to standards by conducting tenant turns, move-out inspections, and overseeing contractor work
• Coordinate tenants move-out processes, including physical move-outs, key exchanges, property condition assessments, and report completion
• Inspect contractor work to ensure it meets specifications and AMH standards
• Attend eviction property set outs and eviction hearings as needed
• Perform self-work at properties using appropriate tools and ladders
• Provide troubleshooting support for plumbing, garage door, irrigation, and electrical issues
