Job summary

AMH is seeking a Field Technician Turn to expeditiously complete tenant turns and uphold property quality across a portfolio of single-family homes. You will oversee contractor work, inspect outcomes, and assist with move-out processes, including key exchanges and condition reporting.

The role requires hands-on maintenance experience, tool proficiency, and strong safety knowledge. A valid license, OSHA awareness, and proficient computer skills are essential for success.

Qualifications

• High School diploma or GED preferred.
• Minimum two years of Residential/Property Maintenance experience, or five years in lieu of education.
• Familiarity with basic hand tools and power tools.
• Experience with Apple iPad, HVAC, Resco, and CRM.
• Valid driver’s license required.
• Universal EPA Certification or HVAC Type II Certification preferred.
• Proficiency in Microsoft Office (Word, Excel, Outlook).
• Knowledge of OSHA safety methods.
• Excellent verbal and written communication, time management, and problem-solving skills.
• Ability to multitask, work independently and in a team, lift up to 75 pounds, and adapt to a changing environment.

Responsibilities

• Maintain property inventory to our standards by conducting tenant turns and move-out inspections.
• Coordinate tenants move-out processes including key exchanges and condition assessments.
• Inspect contractor work to ensure it meets specifications and standards.
• Attend eviction property set outs and hearings as needed.
• Perform self-work at properties using appropriate tools and ladders.
• Provide troubleshooting support for plumbing, garage door, irrigation, and electrical issues.
