Job summary

American Homes 4 Rent in Westerville, OH is seeking a Field Technician Turn to support tenant turnover and maintain property quality. You will manage turn processes, inspect contractor work, and troubleshoot plumbing, electrical, HVAC, and irrigation issues at single-family rental homes.

The role requires a high school diploma (or GED), at least two years in residential property maintenance, tool proficiency, driver's license, OSHA knowledge, and strong communication and multitasking skills.

Qualifications

• High School diploma/GED preferred.
• Minimum two years of Residential/Property Maintenance or related field, or five years of experience in lieu of education.
• Familiarity with basic hand tools and power tools.
• Valid driver’s license required.
• EPA Certification or HVAC Type II Certification preferred.
• Proficiency in Microsoft Office (Word, Excel, Outlook) is necessary.

Responsibilities

• Maintain property inventory by conducting tenant turns and inspections, overseeing contractor work.
• Coordinate tenant move-out processes, including key exchanges and property condition reports.
• Inspect contractor work to ensure compliance with specifications and standards.
• Attend eviction set outs/hearings as needed.
• Perform self-work at properties using tools and ladders per guidelines.
• Provide troubleshooting for plumbing, garage doors, irrigation, and electrical issues.
