American Homes 4 Rent, L.P. is seeking a Field Technician Turn to expedite tenant turns and maintain property quality across our Houston portfolio.

You will manage property inventory, coordinate move-outs, inspect contractor work, and provide troubleshooting for plumbing, electrical, and HVAC issues while ensuring safety and compliance. Strong communication, time management, and problem-solving skills are required; a high school diploma and 2+ years in residential property maintenance are

Qualifications

• High School diploma/GED preferred.
• Minimum two years of experience in Residential/Property Maintenance or related field.
• Valid driver’s license required.
• EPA/HEPA or HVAC Type II certification preferred.
• Proficiency in Microsoft Office (Word, Excel, Outlook) required.
• OSHA knowledge is required.
• Excellent verbal and written communication, time management and problem-solving skills.

Responsibilities

• Maintain property inventory via tenant turns, move-out inspections and oversee contractor work.
• Coordinate move-out processes, including physical move-outs, key exchanges, and property condition reports.
• Inspect contractor work to ensure it meets specifications and standards.
• Attend eviction property set-outs and eviction hearings as needed.
• Provide troubleshooting support for plumbing, electrical, HVAC, and garage door issues.
