Job summary

American Homes 4 Rent, LP is seeking a Field Technician Turn to expedite tenant turns and uphold property quality across a portfolio of single-family homes in the Orlando area. You will manage move-out inspections, coordinate with contractors, and verify work meets our standards while assisting with basic repairs and safety compliance.

The role requires a high school diploma or equivalent, 2+ years in property maintenance, familiarity with tools, and a valid driver’s license.

Qualifications

• High School diploma or GED preferred.
• Minimum two years in residential/property maintenance or five years experience in lieu of education.
• Familiarity with basic hand/power tools required.
• Experience with Apple iPad, HVAC, Resco, and CRM preferred.
• Valid driver’s license required.
• EPA Certification or HVAC Type II preferred.
• Proficient in Microsoft Office (Word, Excel, Outlook).
• Knowledge of OSHA safety methods required.
• Excellent verbal and written communication, time management and problem‑solving skills.
• Ability to multitask, exercise discretion, work in a team, and adapt to changes.

Responsibilities

• Maintain property inventory by conducting tenant turns, move-out inspections, and oversee contractor work.
• Coordinate move-out processes, including key exchanges and condition reports.
• Inspect contractor work to ensure compliance with standards.
• Attend eviction set outs and hearings as needed.
• Perform self-work at properties using tools and ladders per guidelines.
• Provide troubleshooting for plumbing, garage door, irrigation, and electrical issues.
