Good Carbon Co. is seeking a Maintenance Supervisor to lead daily field maintenance across its multifamily portfolio in Western New York.

The role focuses on timely, quality work and strong resident communication, serving as the operational bridge between leadership and technicians. Ideal candidates bring 5+ years in residential maintenance, 2+ years of team leadership, and solid knowledge of HVAC, plumbing, electrical, and building systems.

Qualifications

5+ years of residential or multifamily maintenance experience.
2+ years leading a maintenance or skilled-trades team.
Demonstrated experience supervising 5+ employees and managing 10–20 technicians.
Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry and building-envelope systems.
Experience using Yardi or a comparable property management/maintenance system.
Strong written and verbal communication skills.

Responsibilities

Lead daily field maintenance activity across the assigned portfolio.
Prioritize, assign, and sequence work based on life safety, urgency, and resident impact.
Balance workloads and ensure timely completion of work orders.
Provide clear direction to field supervisors and leads; ensure accountability.
Conduct property visits, ride-alongs, and inspections for quality.
Manage preventive maintenance calendar and inter-team coordination.
Communicate with residents about appointments, delays, and completion.
Develop and coach field leadership and technicians.
