Job summary

University Edge Youngstown, operated by Coastal Ridge Real Estate, seeks a Maintenance Supervisor to lead a field-based maintenance team and ensure high-quality service for residents. You’ll oversee work orders, safety, and preventative maintenance while coordinating with vendors and the Property Manager.

The role emphasizes supervising staff, maintaining budgets, and handling on-call duties to keep properties in optimal condition. Local travel to the Youngstown property is required.

Qualifications

• High school degree or equivalent required; bachelor’s degree preferred.
• At least 2 years’ experience in student housing maintenance.
• Previous supervisory experience preferred.
• EPA Certification (Type I and II) required.
• CPO certification required or ability to obtain within 6 months of employment.

Responsibilities

• Oversee and lead the maintenance team with training, motivation, and development of team members to ensure daily tasks and larger goals are achieved.
• Prioritize, assign, and provide quality control of work orders performed by maintenance team members, monitoring daily completion.
• Knowledge of and ability to supervise high-level, technically proficient work orders including HVAC, electrical, plumbing, carpentry, and items with larger legal implications.
• Obtain contracts and proposals from vendors and negotiate for best pricing; schedule and oversee vendor work.
• Manage and execute turnover of units and make-readies for new residents.
• Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity.
• Assist in the development, implementation and management of the maintenance budget; manage parts inventory and control costs.
• Coordinate construction and rehabilitation projects including planning, vendor engagement and bidding, inspections and scheduling.
• Ensure organization and cleanliness of work areas and maintenance shops.
• Participate in on-call emergency duties.
• Other duties as directed and assigned.
