Job summary

Achuti LLC, a design‑build and construction firm serving federal and military clients, is seeking a Federal Construction Project Manager to oversee projects in central North Carolina and the surrounding region.

The successful candidate will be based in the Raleigh–Durham area and travel regionally as needed, including Charlotte. A bachelor’s degree is preferred, with at least five years of federal construction experience and strong leadership and communication skills.

Qualifications

  • At least five years of federal construction experience.
  • Demonstrated experience managing or supporting federal construction projects through planning, execution, and closeout.
  • Strong knowledge of construction methods, scheduling, cost control, subcontractor management, safety, and quality control.

Responsibilities

  • Manage federal construction projects from preconstruction and award through execution, closeout, and final acceptance.
  • Develop and maintain project budgets, schedules, procurement plans, subcontractor scopes, and execution strategies.
  • Coordinate field superintendents, subcontractors, vendors, design professionals, and internal project-support personnel.
  • Serve as a primary point of contact for contracting officers, CORs, facility representatives, end users, and other government personnel.
  • Lead or support technical and cost proposal development, including scope reviews and pricing analysis.
  • Prepare and manage submittals, RFIs, change proposals, and project documentation.
  • Monitor project costs, labor, subcontractor performance, material procurement, and overall financials.
  • Develop and update project schedules, milestones, and status reports.

Travel: Regional travel required, including occasional assignments in Charlotte and other locations based on project awards

Achuti LLC, an award-winning design‑build and construction firm serving federal and military clients, is seeking an experienced Federal Construction Project Manager to manage projects throughout central North Carolina and the surrounding region.

The successful candidate will be based in the Raleigh‑Durham metropolitan area and primarily manage projects in Raleigh, Durham, and Greensboro. Travel to Charlotte and other regional project locations may be required on an as‑needed basis.

We are seeking candidates with at least five years of federal construction experience. Achuti will consider applicants from a range of construction backgrounds and tailor the position’s project assignments, responsibilities, compensation, and level of authority to the selected candidate’s experience, technical knowledge, leadership capabilities, and professional strengths.

This position will work closely with Achuti’s operations leadership, field superintendents, subcontractors, vendors, government representatives, and internal project‑support personnel.

Responsibilities
Federal Construction Project Manager

Location: Raleigh‑Durham, North Carolina Metro Area

Responsibilities will be assigned based on the selected candidate’s experience and may include:

  • Manage federal construction projects from preconstruction and award through execution, closeout, and final acceptance.
  • Develop and maintain project budgets, schedules, procurement plans, subcontractor scopes, and overall execution strategies.
  • Coordinate field superintendents, subcontractors, vendors, design professionals, and internal project‑support personnel.
  • Serve as a primary point of contact for contracting officers, CORs, facility representatives, end users, and other government customer personnel.
  • Review solicitations, contracts, task orders, drawings, specifications, scopes of work, wage determinations, and project‑specific requirements.
  • Lead or support technical and cost proposal development, including scope reviews, subcontractor solicitation, pricing analysis, project schedules, and technical narratives.
  • Prepare and manage submittals, requests for information, change proposals, modifications, transmittals, meeting minutes, and other project documentation.
  • Monitor project costs, committed expenses, labor, subcontractor performance, material procurement, and overall financial performance.
  • Prepare and review schedules of values, pay applications, subcontractor invoices, progress billings, and supporting documentation.
  • Develop and update project schedules, short‑term look‑ahead plans, milestone reports, and internal project‑status updates.
  • Identify and resolve scope conflicts, unforeseen conditions, schedule risks, procurement challenges, and other issues that could affect project performance.
  • Coordinate quality‑control activities, safety requirements, inspections, testing, preparatory meetings, and corrective actions.
  • Ensure compliance with contract requirements, applicable federal regulations, safety standards, building codes, and company procedures.
  • Conduct regular site visits to monitor progress, quality, safety, staffing, and subcontractor performance.
  • Document potential changes, delays, differing site conditions, and impacts to cost or schedule.
  • Lead project meetings and maintain clear, professional communication with customers, subcontractors, and internal stakeholders.
  • Support project closeout, including punch lists, warranties, operation and maintenance manuals, as‑built drawings, training records, releases, and final documentation.
  • Manage multiple projects or task orders simultaneously based on project size, complexity, and workload.
Technical and Communication Expectations

The selected candidate should be able to:

  • Communicate confidently and professionally with government customers, subcontractors, field personnel, design professionals, and company leadership.
  • Produce clear, accurate, and polished correspondence, reports, meeting minutes, project narratives, change documentation, and customer‑facing materials.
  • Work proficiently within Microsoft Office, including Word, Excel, Outlook, PowerPoint, and Teams.
  • Edit, combine, organize, annotate, and manage PDF documents using Adobe Acrobat, Bluebeam, or similar software.
  • Effectively use or quickly learn construction project‑management, scheduling, cloud‑storage, and document‑control platforms.
  • Read and interpret construction drawings, specifications, contract clauses, schedules, and technical documents.
  • Translate field conditions and technical issues into actionable plans and well‑supported written documentation.
  • Manage competing priorities, deadlines, budgets, and project requirements with strong attention to detail.
Qualifications
  • At least five years of federal construction experience is required.
  • Demonstrated experience managing or supporting federal construction projects through planning, execution, and closeout.
  • Strong working knowledge of construction methods, project scheduling, cost control, subcontractor management, safety, and quality control.
  • Experience communicating directly with federal contracting personnel, CORs, facility representatives, or other government customer points of contact.
  • Ability to read and interpret drawings, specifications, scopes of work, contract requirements, and technical documents.
  • Strong leadership, organization, communication, negotiation, and problem‑solving skills.
  • Proficiency with Microsoft Office and PDF editing software.
  • Ability to prepare professional project documentation and maintain accurate electronic records.
  • Ability to manage multiple projects, priorities, subcontractors, and deadlines.
  • Willingness and ability to travel to regional project sites as required.
  • Ability to satisfy federal installation access, background‑screening, and identification requirements.
  • Valid driver’s license and reliable transportation are required.

A bachelor’s degree in construction management, engineering, architecture, business, or a related discipline is preferred but not required. Relevant federal construction experience, military experience, technical training, and demonstrated project‑management capabilities may be considered in place of formal education.

Credentials such as USACE Construction Quality Management certification, OSHA 30‑Hour training, First Aid/CPR, PMP, or other construction‑related certifications are preferred. Achuti may provide additional training and professional‑development opportunities based on the selected candidate’s needs.
