Facility Maintenance Supervisor, Programs

Reporting to the Assistant Director, Facility Maintenance, Transitional Housing, the Facility Maintenance Supervisor, Programs oversees the day-to-day building operations, including all functions and supervising the staff of the Maintenance Department. The Facility Maintenance Supervisor directly impacts the quality of life of all tenants by providing a structurally safe, exceptionally clean, and highly maintained environment. The Facilities Maintenance Supervisor utilizes a preventative maintenance plan and performs electrical, plumbing, mechanical, and general carpentry work. The Facility Maintenance Supervisor assigns tasks and coordinates inspections with tenants, supervisors, peers, and related city agencies, and oversees the maintenance of the building systems through work orders, purchasing, and building inspections to ensure the building maintains its certificate of fitness.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

1. Manage day-to-day building functions and supervise the maintenance and housekeeping staff
2. Manage building systems including building management system, heating systems, and unit turnover
3. Manage building maintenance services and systems with contractors and supervisors
4. Coordinate, dispatch, and verify work performed both physically and via the work order system
5. Oversee work order system and unit turnover process
6. Assist with preparation of annual building inspections by DHS, DOH, DOB, FDNY, and other agencies
7. Address tenant concerns about maintenance through meetings or notices
8. Respond to emergency calls and rectify conditions
9. Respond to city summons, violations, and complaints
10. Develop strategies to reduce violations and summons
11. Maintain inspection logs for standpipe/sprinkler systems, maintenance logs, and ensure compliance with all regulations
12. Ensure building compliance with all building and health codes
13. Perform other duties as assigned

MINIMUM QUALIFICATIONS:

1. High School Diploma, GED, or Trade School Certification
2. Minimum 3 years experience in building trades or related field
3. Supervisory experience preferred
4. Experience with Maintenance Connection or other CMMS required
5. Completion of supervisory and managerial training seminars preferred
6. Proficiency with Microsoft Office Suite and property management programs like MRI Outlook
7. Basic skills in plumbing, electrical work, carpentry, and drywall
8. Current S-12 Fire Sprinkler, S-13 Standpipe, and S-95 Fire Alarm Systems Certifications (must obtain within 30 days)
9. Preferred: F-07 and W-07 Certifications; T-89 and F-80 certifications
10. Ability to read and understand English
11. Ability to work with diverse populations, including individuals with mental illness and histories of homelessness
