Job summary

Exos Partners, LLC is seeking a Facility Design & Development Project Manager to own the day-to-day management of FDOB, space planning, and equipment refresh projects for strategic clients. The role requires coordinating across internal teams, vendors, and client stakeholders to ensure timely delivery and execution in a hybrid remote setting within the US.

The ideal candidate has 3–5 years of facility operations or project management experience, strong CAD skills, and excellent presentation

Qualifications

  • 3–5 years of experience in facility operations, project management, or design implementation.
  • Experience with fitness center operations is preferred.
  • Strong presentation and communication skills.
  • Proficiency in CAD or space design software for light layouts.

Responsibilities

  • Own end-to-end tactical management of CapEx and OpEx equipment pipelines for a dedicated client portfolio.
  • Coordinate with internal Exos teams, client stakeholders, and vendors to ensure equipment ordering, delivery, installation, and project execution across locations.
  • Manage projects through the First Day of Business (FDOB) phase with regional teams to ensure logistics, staffing, and launch events are executed.
  • Act as POC for regional space support including spatial planning, minor refreshes, equipment moves, and site health documentation.
  • Create CAD drawings and space layouts to support equipment recommendations and facility planning.
  • Develop planning materials, proposals, and storytelling collateral for client initiatives.
  • Conduct site walkthroughs to verify progress and milestones and ensure completion deadlines are met.
  • Travel up to 20%.

Reporting to the Director of Facility Experience, this position is dedicated to supporting one of Exos’ strategic client partnerships. The Project Manager will own the day-to-day project management and execution of First Day of Business (FDOB), space planning, and equipment refresh projects across our client portfolio. This role serves as the operational engine of the Facility Experience team, managing tactical logistics, coordinating cross-functional stakeholders, supporting regional operations, and ensuring projects are delivered on time and aligned with client expectations. The ideal candidate is highly organized, thrives in a fast-paced environment, and can effectively balance tactical execution with strategic communication. The candidate for this position needs to be located in the US, ideally in the Eastern Region/EST time-zone and will work in a hybrid capacity with the ability to work from a client office.****Responsibilities:***** Own the end-to-end tactical management of CapEx and OpEx equipment pipelines for a dedicated client portfolio, including initiating site surveys, generating accurate price estimates, completing extraction forms, and managing day-to-day logistics.* Coordinate seamlessly with internal Exos teams, client stakeholders, and vendors to ensure timely equipment ordering, delivery, installation, and project execution across the client’s locations.* Manage projects through the First Day of Business (FDOB) phase, collaborating closely with Exos regional teams and the client’s project teams to ensure operational logistics, staffing schedules, and launch events are executed successfully.* Act as a Point of Contact (POC) for regional small-scale space support - Spatial planning, minor refreshes, equipment moves, and site health documentation.* Collect and analyze data related to the client’s space inventory, equipment performance, and capital planning to create compelling "Project Storytelling" collateral and post-project impact decks.* Develop presentations, proposals and planning materials to support the client’s space planning, design, and facility improvement initiatives.* Create CAD drawings and space layouts to support equipment recommendations, facility planning, and project implementation.* Conduct site walkthroughs to verify project progress, ensure installation quality, and confirm milestone and completion deadlines are met.* Additional projects as assigned.* Up to 20% travel required.****Qualifications:***** Minimum of 3–5 years experience in facility operations, project management, or design implementation (fitness, corporate wellness, or hospitality sectors preferred).* Strong knowledge of fitness center operations.* Exceptional presentation skills* A track record of managing multiple fast-moving projects that require both project management and execution components.* Proficiency in basic CAD or space design software (for light space planning/equipment layouts) and building presentation decks.Per pay transparency requirements, the compensation for this position ranges from $70,000 - $80,000/year. Minimum rates may vary based on local wage laws. Pay is dependent on factors including site location, specialty, certifications and work experience as well as other business needs.
