Position Summary
The Facilities Technician works with the Maintenance Manager to keep Gregory Packaging’s building, utility systems, grounds, and retention pond safe and in good working order. As part of a team in an industrial facility, the technician performs inspections, preventive maintenance, and repairs on electrical, heating, ventilation and air conditioning (HVAC), plumbing, and other building systems.
Key systems include the ammonia refrigeration system, boilers, air compressors, HVAC, wastewater, and the generator. The technician also manages facility vendors, keeps accurate maintenance and regulatory records, and works closely with Human Resources on employee safety and regulatory compliance.
Essential Duties and Responsibilities
Building & Utility Systems
- Perform daily facility inspections, and maintain the building, grounds, and retention pond.
- Inspect, maintain, and repair building and utility systems, including electrical, HVAC, plumbing, ammonia system, boilers, air compressors, wastewater, and generator.
- Perform preventive maintenance to keep equipment and systems operational.
- Troubleshoot equipment, make repairs, and perform adjustments and calibrations.
- Repair and maintain a variety of facility systems, components, and structures, including light carpentry.
Monitoring & Wastewater
- Conduct hourly checks and observations, and make adjustments to keep equipment running properly.
- Monitor and interpret the performance of equipment, gauges, meters, and control panels.
- Collect samples, complete data sheets, and make sure all regulatory documentation is accurate.
Safety, Records & Vendors
- Work with Human Resources to oversee employee safety and regulatory compliance, and follow all manufacturing safety procedures, including lockout/tagout (LOTO).
- Manage facility vendors and contractors.
- Order, store, and account for chemicals, materials, and supplies.
- Write, update, and complete work orders in the CMMS, and keep maintenance records and reports current.
- Maintain a safe, clean work area and follow best practices.
- Perform other maintenance and facilities duties as assigned.
Qualifications
Education & Experience
- High school diploma or equivalent required.
- 5–10 years of facilities maintenance or repair experience in a commercial or industrial setting.
- Experience with steam boilers and air compressors.
- Experience using a Computerized Maintenance Management System (CMMS), including writing, editing, and completing work orders.
Knowledge, Skills & Abilities
- Strong mechanical skills and basic electrical aptitude, including repair of wastewater equipment such as pumps, piping, motors, and sensors.
- Familiar with pump rebuilds and repairs, air systems, dryers, and light carpentry.
- Familiar with electrical wiring codes and NFPA 70 (National Electrical Code) standards.
- Familiar with machine and system lockout/tagout (LOTO) programs, standard maintenance procedures, and safe work practices.
- Knowledge of power and hand tools; must have a full set of hand tools.
- Experience with Microsoft Outlook and Office.
- Strong communication, time management, and organizational skills, with attention to detail.
- Self-starter who is reliable under pressure and works well independently and as part of a team.
- Able to meet the attendance schedule, work overtime and weekends as needed, and respond to emergencies.
Physical Demands
- Routinely move, lift, carry, push, or pull up to 25 pounds, and occasionally up to 50 pounds.
- Bending, reaching, pulling, pushing, twisting, and use of hands for grasping and manipulating.
- Standing and walking for long periods.
- Work is performed outdoors and indoors with exposure to weather, extreme heat and cold, dust, and noise.
