Job summary

Foundry Commercial seeks a Maintenance Director to support the Executive Director in maintaining and operating the community’s physical plant. The role involves organizing and supervising the maintenance program to ensure safe, compliant operation per company policies.

Responsibilities include staffing, budgeting, coordinating contractors, enforcing life safety standards, and leading safety committees to ensure reliable services for residents.

Qualifications

• Minimum of 2 years maintenance-related experience in senior living, hospitality, apartment complex, or similar background.
• Includes working knowledge of plumbing, electrical, carpentry, painting, and HVAC systems.
• Must pass criminal background check.
• Must possess and maintain a valid driver’s license and an acceptable MVR.

Responsibilities

• Recruit, train, manage, motivate, and evaluate Maintenance personnel according to Company policies.
• Schedule Maintenance personnel to ensure appropriate staffing including weekends and emergencies.
• Oversee time clock records and payroll/new hire paperwork as required.
• Prepare Maintenance budget within approved guidelines and discuss future projects with the ED.
• Complete monthly maintenance task list items and review with ED.
• Coordinate Community Safety Committee and conduct regular meetings.
• Ensure all ACHA regulations and life safety policies are followed.
• Check Building Life safety system daily (fire panel) and operate HVAC systems and energy management.
• Oversee and coordinate work of contractors to ensure timely completion per contract specifications.
